Defence Housing Authority Islamabad, famously known as DHA Islamabad is a public benefit corporation spread across a large area of Zone-5 in Islamabad. DHA Islamabad comprises of six phases namely DHA Phase 1, DHA Phase 2, DHA Phase 2 Extension, DHA Phase 3, DHA Phase 4, DHA Phase 5 and DHA Valley. Housing societies neighbouring the developed DHA Phase 1 include Gulrez Housing Society to its north, Army Officers Colony to its west, Bahria Phase 7 to its east and Bahria Greens to its south. Similarly DHA Phase 2 hosts River Gardens Housing Scheme to its north, Zaraj Housing Society to its south, Bahria Phase 7 to its west and Rawat Industrial Estate to its east.
DHA Phase 1 is situated in the loop of Soan River close to Grand Trunk (GT) Road. It is right next to Fauji Foundation Hospital. This phase is spread over 11000 kanal divided into six fully developed sectors and holds over 3100 residential plots. DHA Phase 2 lies on a very large area which starts from GT Road stretching all the way along Islamabad Highway towards Rawat. DHA Phase 2 stretches over an area of 15075 kanals. Here lies the DHA Phase 2 Extension next to DHA Valley right after the railway track. It can be considered as the boundary between DHA Phase 2 and DHA Phase 2 Extension. DHA Phase 3 lies ahead of Rawat on Grand Trunk (GT Road) before ChakBeli link road. DHA Phase 4 lies next to DHA Phase 1. It is opposite Bahria Town Phase 8 and close to Askari 14 Rawalpindi. Previously sectors A to J of DHA Phase 2 was covering an area between GT Road while the remaining sectors K to Q were in the North of Islamabad Expressway. Now the latter remaining sectors are named as DHA Phase 5 while sectors A to J remain as Phase 2. DHA Valley Islamabad is situated next to DHA Phase 2 Extension on the Islamabad Highway. It is connected with the Expressway through a six lane DHA Expressway which covers all major phases of DHA Islamabad.

DHA Phase 1 is divided into six sectors which include sector A, B, C, D, E and F. It is home to life amenities including a Defence Park, jogging tracks, mosques, malls, utility shops and its own Avicenna Medical Centre. DHA Phase 1 has its own security, check posts, water purification plant, firefighting, ambulances, communication services and garbage management. State of the art education at DHAI APS and Roots is a facility available to the residents of Phase 1. It has its own underground electricity supply system and other facilities including commercial plazas and DHA Avenue Mall which stands as the commercial hub of DHA Phase 1. It houses everything from branded shops to lavish office spaces and luxury apartments.
DHA Phase 2, with development still underway has its own planned amenities. The major attraction remains the Jacaranda Family Club in Sector- E which hosts restaurants, guest rooms, wedding halls, JFC Cinema and a Bowling Alley. It is conveniently located in the limelight district of twin cities. Giga mall situated on the G.T Road near Gate 1 of the Phase makes the strategic location for DHA Phase 2 more ideal. Road infrastructure for DHA Phase 2 is pedestrian and cyclist friendly while also allowing an easy flow of vehicles. DHA Phase 2 is a complete Phase in its own with facilities like shops, shopping complexes, mosques, schools, pharmacies, play areas and green tracks.
DHA Phase 2 Extension has a large number of blocks from A to T with 1 kanal residential plots. The initial four blocks A, B, C and D are considered to be having the highest prices because of development work being carried out in these blocks. DHA Phase 2 Extension is an elevated land and so levelling of land has been completed by 20 percent in the first four blocks. The last blocks P,Q,R,S and T are considered to be having the lowest prices. Development work has seen to be slow however, investment in DHA Phase 2 Extension is expected to show returns on files in three to five years.
DHA Phase 3 of Islamabad is divided into two parts by a distance of 5 kilometers. The original DHA Phase 3 entrance lies at a distance of 600 feet from Gate 3 of DHA Phase 2. The main entry opposite World Trade Centre on GT Road will be extended to Rawalpindi ByPass. The Municipal Corporation Cooperative Housing Society Ltd. Rawat Rawalpindi was merged into DHA Phase 3. This part is located on the main GT Road on the outskirts of Rawat after Kallar Syedan Road Chowk, opposite to Police Foundation Housing Society Rawat. DHA Phase 3 stands with 8 to 10 percent of its land developed. Rest is underway.
DHA Phase 4 of Islamabad is spread over an area of 15536 kanals with sectors A to M. Askari 14 and Garden Villas Housing Society have already been merged into Phase 4. This merger has provided an entry and exit to this phase to Motorway through Adiala Road. DHA Phase 4 is being developed along spinal road that connects the area to both DHA Phase 1 towards north and Rawalpindi M2 link towards the south. 8 to 10 percent of the land in DHA Phase 4 has been developed. Rest is underway.
Still under development, DHA Phase 3 and DHA Phase 4 like its other developed phases has its amenities pre-planned which include parks, hospitals, schools, civic centres, its own mosques and shopping complexes. DHA Phase 5 of Islamabad is an attractive phase for those whose activities are based towards Islamabad. A flyover over signal free eight lanes Islamabad Expressway is a flagship reason for investment within this phase. Around 25 to 30 percent of this land has been developed while the remaining is being developed.
DHA Valley is a real estate commodity which attracts investors due to its strategic location, brand name and lower prices which can reap investor profits through short term investments. The allottees of DHA valley looking for long-term investments however remain uncertain because of minimal development status of the area.
